- Maintain confidentiality of your account credentials
4. User Responsibilities
You agree NOT to:
- Post false, misleading, fraudulent, or illegal content
- Upload obscene, defamatory, copyrighted, or harmful content
- Use bots, crawlers, or automated tools without permission
- Copy, resell, or misuse platform data
- Harm, hack, misuse, or disrupt the platform

5. Listings & Content Guidelines
- All listings must be accurate, legal, and updated.
- Listings may be moderated, edited, unpublished, or removed if they violate policies.
- We do not guarantee any leads, enquiries, site visits, or conversions.
- All documents uploaded (images, RERA certificates, agreements, offers) must be authentic.
6. Subscriptions & Premium Services
6.1 Subscription Plans
We may offer monthly, quarterly, or annual subscription plans for: Premium listing visibility, Lead booster packages, Featured listing banners, Builder project promotions, and Agent plans.
Subscriptions are:
- Non-refundable
- Auto-renewed unless cancelled
- Linked to user contact & payment details
6.2 Premium Listing Benefits
Premium listing features may include: Highlighted placement, Top search ranking, Additional media slots, Boosted visibility, and Featured badges.
We do not guarantee: Number of leads, Enquiries, Quality of leads, or Sale/rental outcomes.
6.3 Payment Failure
If payment fails: Services may be suspended, promotional benefits may pause, and renewal will not occur.
7. Builder Partnerships
- Builder Responsibilities: Builders/Developers must provide accurate project details, RERA details (if applicable), maintain updated pricing, brochures, and construction status, and adhere to marketing and real estate laws.
- Marketing Rights: By listing a project, builders grant FirstBuyHouse.com rights to display project information, use logos/images/videos, promote across digital campaigns, and run lead-generation ads.
- Builder Lead Flow: Leads generated through campaigns are shared with the builder. They must be used only for genuine follow-up and cannot be resold, misused, or shared with third parties.
8. RERA Compliance
- Builders/Agents listing properties must comply with the Real Estate (Regulation and Development) Act, 2016 (RERA).
- RERA-registered projects must include: Registration number, Validity period, State RERA authority details, and Mandatory documents.
- FirstBuyHouse.com may request additional RERA documents.
- We may hide/delete listings violating RERA rules.
- Users should verify RERA registration from the official state RERA website.
9. Communication Consent
By using our platform, you consent to receive SMS / WhatsApp alerts, Emails, Calls, and Notifications. You can opt out of promotional messages anytime.
10. Intellectual Property
All content, code, UI, design, logos, branding, and platform materials belong to FirstBuyHouse.com. Users cannot copy, scrape, resell, or reproduce platform data without written permission.
11. Third-Party Services
We use third-party providers for SMS/Email, Payment gateways, Analytics & ads, Property verification, and WhatsApp communication. Their terms apply during use.
12. Limitation of Liability
FirstBuyHouse.com is not liable for:
- Disputes between buyers, sellers, builders, and agents
- Payment disputes between users
- Booking fraud by any party
- Property defects, possession delays, or construction quality
- Accuracy of any listing
The platform is used at your own risk.
13. Indemnity
You agree to indemnify FirstBuyHouse.com against any claims arising from: Misuse of platform, Fraudulent listings, Incorrect information shared, Violation of these terms, or Disputes with other users.
14. Termination of Account
We may suspend or terminate accounts for: Policy violations, Fraudulent or illegal content, Abuse of the platform, or Misuse of data.
15. Governing Law & Jurisdiction
These Terms are governed by the laws of India. Disputes shall be subject to the exclusive jurisdiction of courts in Chennai, Tamil Nadu.
